Commercial Construction Project Manager

Position Overview
The Project Manager provides overall leadership and accountability for the successful execution of commercial construction projects from preconstruction or bid award through closeout. This role is responsible for managing project teams, budgets, schedules, contracts, and client relationships while ensuring projects are delivered safely, on schedule, within budget, and to quality standards.
The Project Manager may oversee multiple projects concurrently or manage single projects up to approximately $25M, requiring strong communication, organization, and decision-making skills in a fast-paced environment.
Key Responsibilities
- Lead project teams with clear direction, accountability, and a customer-focused mindset
- Identify project-specific risks and develop proactive mitigation strategies
- Manage project budgets, schedules, and cost controls
- Review and interpret construction drawings, specifications, and contracts
- Prepare and administer subcontracts and purchase agreements
- Coordinate and plan the work of subcontractors and trade partners
- Facilitate weekly Owner/Architect/Contractor (OAC) and subcontractor meetings
- Ensure all project documentation is complete, accurate, and compliant
- Negotiate change orders with owners, architects, subcontractors, and suppliers
- Monitor project performance to maximize profitability and meet business objectives
- Maintain compliance with company policies, procedures, and safety standards

- Experience managing subcontractor scopes, buyouts, and negotiations
- Familiarity with progress billing, Schedule of Values, and pay applications
- Working knowledge of owner contracts and construction pricing practices
Qualifications
- Bachelor’s degree in Construction Management, Engineering, or related field
or equivalent industry experience - Minimum 4+ years of experience as a Project Manager or similar role in commercial construction
- Experience managing projects from preconstruction through closeout
- Proficiency with construction technology and software such as:
- Microsoft Office
- Procore
- Bluebeam
- Scheduling software (Asta or similar preferred)
Compensation & Benefits
Base Salary: $105,000 – $135,000 annually (DOE)
- Salary range reflects current Denver-area market rates for PMs with 4–10+ years of experience
